The UAE has secured fourth place globally as a preferred destination for vacation homes, achieving a Vacation Score of 65.4 out of 100, according to a recent international study conducted by a leading consultancy. This ranking positions the UAE among the world’s most desirable locations for second-home buyers and highlights its growing appeal beyond traditional leisure markets.

Findings from the Property Finder–backed analysis underscore the UAE’s strong accessibility, investor-friendly policies, and high lifestyle value—factors that are increasingly shaping the choices of global vacation home investors.

How the Rankings Were Determined

The study evaluated 32 countries using a broad set of criteria, including property affordability, tax exposure, transport connectivity, rental yield potential, and overall lifestyle appeal. While the top three positions were claimed by destinations long associated with tourism and natural beauty, the UAE’s entry into this elite group signals a shift in global buyer priorities. Modern infrastructure, economic stability, and advanced urban planning are now placing newer markets on equal footing with long-established favorites.

Global Leaders in Vacation Home Appeal

Spain topped the list with a score of 79.3, driven by its Mediterranean climate, extensive coastline, celebrated cuisine, and more than 50 UNESCO World Heritage sites. Its well-connected airport network and high-speed rail system further enhance accessibility.

France, ranked second with 69.4, continues to attract buyers with its rich cultural heritage, renowned art institutions, wine regions, historic cities, and alpine landscapes.

Portugal placed third with 65.8, benefiting from its relaxed lifestyle, scenic beaches, historic charm, and world-class golf facilities. The country was recently named the World’s Best Golf Destination.

The United States, ranked fifth with 64.4, offers unmatched geographical diversity, from beachfront homes to mountain retreats and lakeside properties.

Why the UAE Stands Apart

Unlike traditional destinations that rely on centuries of heritage, the UAE’s strength lies in its future-ready infrastructure and progressive regulatory framework. One of its most compelling advantages is accessibility. The country achieved an impressive Accessibility and Infrastructure score of 88.2 out of 100, among the highest globally, supported by eight international airports, six domestic airlines, and flight connections to over 600 destinations worldwide. This level of connectivity allows homeowners to travel effortlessly for leisure, extended stays, or business.

Equally influential is the UAE’s highly attractive tax and ownership environment. The country allows 100% foreign property ownership and imposes no annual property taxes, offering a level of financial predictability that few global markets can match. The Golden Visa programme further enhances appeal by granting long-term residency to qualifying real estate investors, adding security and long-term stability.

Strong Value in the Luxury Segment

In terms of value for money, the UAE scored 68.1 out of 100 for affordability relative to lifestyle and quality. While not a low-cost market, it offers significantly better value in the luxury segment compared to many major cities in Europe and North America. Buyers typically gain access to newer developments, larger layouts, and premium finishes at comparable investment levels. From branded residences and high-rise penthouses to waterfront villas and golf-course communities, the UAE offers diverse lifestyle-driven options.

Lifestyle factors continue to enhance the UAE’s global reputation. A strong focus on safety, hospitality, and premium amenities has made the country a preferred base for international homeowners.
