DIFC Zabeel District Launch
DXB Properties reports that Meraas, part of Dubai Holding Real Estate, has officially launched a major residential expansion within Dubai Design District (d3), marking a significant new chapter in the evolution of one of Dubai’s most creative urban destinations.
Strategically located between Downtown Dubai and Dubai Creek, the expanded masterplan spans 18 million square feet and integrates residential, cultural, retail, and hospitality components. The development aligns closely with the Dubai Economic Agenda D33, reinforcing the emirate’s ambition to become a global hub for design, culture, and innovation.
According to Meraas, the expansion addresses rising demand from both local and international buyers while introducing a new waterfront neighborhood designed for creative professionals, investors, and families seeking design-led, urban living in central Dubai.
A Fully Integrated Live-Work Waterfront Community
The enhanced vision aims to transform d3 into a complete live-work ecosystem, combining canal-front residences with cultural venues, walkable streets, landscaped public spaces, and lifestyle-focused amenities. With limited waterfront supply in central Dubai, the new residential offerings are expected to attract strong interest from end users and investors alike.
What to Expect from the New Masterplan
A defining feature of the expansion is The Design Line—a shaded, pedestrian-first boulevard that connects the entire district. Designed to encourage walkability and community interaction, the Design Line will be lined with public art installations, creative displays, green corridors, and social gathering spaces.
Sustainability is a core focus of the masterplan, with plans targeting LEED Silver certification. The community emphasizes energy-efficient architecture, sustainable mobility solutions, and strong visual and ecological connections to Dubai Creek and the Ras Al Khor Wildlife Sanctuary.
Five Distinct Lifestyle Zones
The masterplan is organized into five key districts, each offering a unique living and lifestyle experience. These include a cultural quarter overlooking the iconic d3 Bowl, a wellness-oriented residential zone featuring parks and sports facilities, a creative hub with galleries, studios, and loft-style residences, and canal-front homes complemented by boutique hospitality offerings.
Strong Market Momentum in d3
Dubai Design District continues to demonstrate solid market traction. Meraas highlighted the successful launch of The Edit, a three-tower residential development comprising 557 design-focused homes, as well as the complete sell-out of Atélis, a 280-unit waterfront tower. These achievements reflect growing buyer confidence and sustained demand for lifestyle-centric developments within d3.
Indicative Pricing and Investment Outlook
While official pricing for the newly announced residential phase has not yet been disclosed, existing developments in d3 offer insight into expected values.
Design Quarter at d3, one of the district’s earliest residential projects, features apartments starting from approximately Dh1.87 million to Dh2.02 million for one- to three-bedroom units.
The Edit at d3 has pricing ranging from around Dh2 million for one-bedroom apartments to over Dh34 million for luxury penthouses.
Atélis at d3, a canal-facing development, offers one-bedroom units starting at approximately Dh2.1 million, with larger three- and four-bedroom residences priced between Dh7.4 million and Dh10.4 million, while sky villas and penthouses command higher premiums.
DXB Properties Insight
With its prime central location, waterfront access, creative identity, and strong developer backing, the expanded Dubai Design District masterplan is positioned to become one of Dubai’s most desirable mixed-use communities. The project combines lifestyle appeal with long-term investment potential, making it a compelling option for buyers seeking capital appreciation, rental demand, and a design-led urban experience.
